HOW IT WORKS

A clearer path,
in five phases.

From the first question to an informed next step. Each phase carries what you learn into the next decision.

The product journey we’re developing through the Seattle pilot. Product views below are from our XBuild working prototype.

01 / DISCOVERY

Start with the right questions.

Clarify what you want to build, how you plan to use it, and what you need to know before investing in design. Understand the service, its scope and the pricing approach before moving forward.

02 / ELIGIBILITY

Understand what the rules allow.

Bring zoning and site conditions into one review: setbacks, height, lot coverage, access and other applicable constraints. Identify the information still needed to establish a buildable envelope.

What sits behind the answer?

Our rule pipeline turns municipal code into structured, versioned rules. AI assists with reading the code during preparation; the planned evaluation engine applies a reviewed ruleset to property inputs.

  • Source passages are checked against a saved code snapshot.
  • Ruleset versions make changes traceable.
  • Missing inputs and unresolved interpretations remain explicit.

The supplied technical snapshot documents Seattle rule compilation; runtime evaluation and behavioral validation are next development steps.

03 / CONFIGURATION

Find a fit for the property.

Explore a model within the resolved envelope. Compare footprint, placement and the outdoor space that remains, so a larger building is considered alongside the other things that matter to you.

04 / VIABILITY

See what the decision could mean.

Bring preliminary cost and potential returns into the same conversation as space and complexity. Compare scenarios and make the assumptions visible before treating an estimate as a commitment.

05 / COMMITMENT

Leave with a clearer next step.

Bring the selected direction, remaining questions and next actions together. Establish a practical sequence for site verification, professional design and the permitting process, with a timeline to discuss.

SEATTLE PILOT

From a single property
to a city-scale view.

Explore the Seattle screening dataset. Zoom in, filter the records and select a marker to see the property context.

This prototype contains 3,565 screening records across 2,215 unique parcel IDs. Records can repeat a parcel; screening results remain subject to site and professional verification.

BUILT TO SHOW ITS WORK

Clarity needs
something behind it.

We’re building the foundation for answers that can be inspected, traced to their source and revisited as regulations change.

Grounded in the code

The Seattle technical snapshot contains 62 compiled rules and 123 cited parameters. These describe the rule artifact, not a claim of complete parcel eligibility coverage.

Review before reliance

Automated checks examine structure and citation grounding. Human review is still needed to assess interpretation; independent parcel examples are needed to validate behavior.

Uncertainty stays visible

An unresolved rule and a missing property fact are different problems. Keeping them distinct makes the next verification step easier to identify.

ABOUT YLUMIA

Housing, technology
and human decisions.

YLUMIA brings together architectural training, digital environments and product design to make early property decisions more understandable, inspectable and actionable.

We approach feasibility as a sequence of decisions: understanding the opportunity, resolving constraints, exploring a fit and deciding what to do next.
